Gifts of Real Property

Thank you for your interest in learning more about gifts of real estate and how they can meet both your financial and philanthropic goals as well as support The Sierra Club Foundation.

Common properties that we accept include first and second homes, apartments and retail buildings. If you have property that is debt-free and is highly marketable you may want to consider the benefits of a life income gift.

Typical gift arrangements include donating the property, funding life income gifts which produce a charitable tax deduction and an income stream for life or you can simply include the property as a bequest in your will.

Life Income Trust: You can fund a charitable remainder trust for you and/or other income beneficiary for life. The property is sold by The Foundation, with no capital gain tax liability, and the proceeds are used to fund a trust for your benefit. Read more about charitable remainder trusts.

Outright Gift: You can deed property to Sierra Club or The Sierra Club Foundation which would sell it. You income tax deduction will be based on the entire appraised market value.

Gift of Partial Interest: You can deed a fractional interest in your property (one half for example) and upon the sale the proceeds are split between you and the Foundation. The income tax deduction from making the gift can be used to offset the capital gain generated by the sale of the property.

Gift with Retained Life Tenancy: You can deed your home, vacation home, or farm to The Foundation and retain the right to use the property for your lifetime. An immediate charitable income tax deduction is allowed at the time of the gift.

Bequest: You can make a testamentary gift of real estate in your will or living trust to either Sierra Club or The Sierra Club Foundation depending on your estate tax situation. Read more about bequests.

Sierra Club uses proceeds from the sales of gifts of real property to fund a variety of environmental projects. A gift of real estate may be used to support Sierra Club's key conservation campaigns.
